What "reads it closely" actually means
Most listing "optimizers" run your description through a keyword checklist and hand you a score. Every finding here points to something you can go check yourself, right now, on your own listing.
Title slot audit
Airbnb titles are short, and every word is a slot you're either using or wasting. We parse yours into what it's actually saying (property type, location, amenity, view, experience) and check it against what your own guests keep mentioning in their reviews.
It's common to find a title that spends its whole budget on "Beautiful" and the town name while the single most-loved thing about the property never makes it in. That's a free, ten-minute fix, and we'll show you exactly which word to add.
Brand mentions
Guests scanning ten listings in ten seconds pattern-match on brand names. "Nespresso" and "Weber grill" read as quality without anyone reading a single review. We scan your title and description for named brands across kitchen, bedding, grills, electronics, and smart-home gear, and flag anywhere you're naming something generically when a brand name might already be sitting in your kitchen, unused in your copy.
Guest quotes
If your reviews already say the thing you want a browsing guest to believe, like "spotless," "the hot tub was incredible," or "check-in was so easy," putting one of those lines directly in your description is free, borrowed trust. We check whether you're doing this, and where.
Upsell check
We scan your existing copy for add-ons you're already offering (early check-in, firewood bundles) as a sanity check that they're actually visible. What we don't do here for free: tell you which upsells your nearby competitors offer that you don't. That comparison needs a real comp set, which is what the paid audit builds for your specific property.
Hyperlocal activity
We pull real, verified points of interest near your exact coordinates (not a guess, an actual places lookup) and compare them against what your description mentions. Most hosts name the one obvious attraction and stop; we'll show you what else is genuinely close that you're not mentioning.
One honest limit right now: we can confirm what's nearby, but we don't yet have guest-rating data for those places on the free teardown.
Calendar audit
Your minimum-stay settings, whether guests can book a weekend without a full week, your booking pace over the next 30/60/90 days, and whether your minimum-night policy is quietly trapping single open nights that can't be booked at all. This is your actual calendar, read closely, not a generic "keep your calendar open" tip.
Pet & cancellation policy
Plain reads of what you're actually offering guests, plus the real tradeoffs involved. A stricter cancellation policy protects you from late cancellations but can quietly cost bookings in a market where guests compare several cabins before deciding. We won't tell you there's one right answer. There usually isn't.
House rules & camera disclosure
How many rules you have, whether your camera disclosure is specific and reassuring or vague and unsettling, and what your safety flags say about who this listing is really for. What we don't claim for free: whether your rule count is high or low compared to other listings in your market. That percentile needs a comp set, and we'll tell you honestly it's locked rather than guess at a number.
What's structurally impossible to fake for free (and why)
A few things only ever show up in the paid audit. Worth being straight about why, instead of pretending a free tool can do everything.
Where you actually rank in search
By guest count, by amenity filter, on the specific dates you have open. This needs live search crawling across dozens of combinations, benchmarked against a confirmed comp set. This is the single biggest thing this free teardown can't show you: it can tell you which nights are sitting open, but not where you rank in search on those exact nights.
Comp-set positioning
Pricing, upsells, rules, title & cover photo: all "vs. what," never just "what." Needs up to 15 real nearby competitors, confirmed with you at signup, not guessed from one listing.
Full review mining
Every review, on your listing and your comp set, for themes, complaints, and early warning signs. Needs the reviews themselves, not just the aggregate rating you see on your listing page.
Photo and cover-image quality
Including amenities your photos show that your amenities list doesn't. Needs an actual look at your photos: this free teardown reads text; it doesn't look at pictures.
Revenue, ADR, occupancy & RevPAR against your market's percentiles
Trailing 12 months and last 90 days, benchmarked. Needs a market performance database built from thousands of comparable listings, not one listing's own calendar.
Ongoing tracking
Knowing the week a competitor adds a hot tub or re-shoots their cover photo only exists if someone's been watching since before it happened. That's what the monitoring subscription is for, on top of the audit.
This free read is real, but it's built from your listing alone
The one-time audit benchmarks all of it (search rank, title & photos, reviews, pricing, and revenue) against up to 15 real competitors and your market's actual numbers.
