Airbnb now takes 15.5% from most hosts, which should make every direct booking worth more. Direct booking share fell anyway. The reason is upstream of price: a guest can't book a property they can't find. This page covers where direct guests come from now, what Google Vacation Rentals and AI answers actually show, and how to bring past guests back without breaking Airbnb's or Vrbo's rules.
The short version
- The fee raised the value of a direct booking. It didn't make you easier to find. Airbnb's share of professionally managed U.S. reservations rose from 47% to 51% in a year while direct fell from 25% to 21%.1
- Direct guests are worth chasing. In 2025, direct stays ran 45.2% longer than OTA stays, with booking windows 51.3% longer and slightly higher nightly rates.2
- Google Vacation Rentals is free but gated. It accepts registered property-management businesses with a direct booking website, or listings on a booking site already connected to Google. Individual homeowners aren't eligible, and managers with fewer than 500 properties connect through an approved partner.3, 4
- A Business Profile is for your office, not your cabin. Google lists vacation homes as ineligible; staffed leasing offices can qualify.5
- AI answers use the same plumbing as search. Google says there are no extra requirements and no special schema to appear in AI Overviews or AI Mode.6 Its new AI Mode hotel booking runs through OTAs and hotel chains.7
- Repeat guests are the one channel you can own, within rules. Airbnb bars moving repeat bookings off its platform; Vrbo's new terms restrict marketing to its guests and require price parity.8, 9, 22
Why direct share slipped while fees rose
KeyData's index of professionally managed U.S. rentals, drawn from integrated property management systems covering about 1.3 million properties, shows the shift:1, 10

|---|---|---|
| Airbnb | 47% → 51% | 36% → 43% |
| Direct | 25% → 21% | 36% → 29% |
| Vrbo | held at 20% | held at 23% |

Direct is still the most valuable booking per reservation: 21% of reservations but 29% of revenue. Lodgify's analysis of more than 1.6 million 2025 bookings points the same way, with longer stays, longer booking windows and slightly higher daily rates on direct bookings.2
What changed is where guests start. Airbnb spent $875 million on sales and marketing in Q2 2026, up from $691 million a year earlier, and its app now carries 64% of nights booked, up from 59%.11 Search itself is shifting under everyone. Booking Holdings CEO Glenn Fogel told analysts in August that Google's display changes "definitely put some pressure on SEO," and he attributed it to AI Overviews.12
Our reading: if a company that spends billions on paid search feels the squeeze in organic results, an independent cabin website feels it more. The rest of this playbook is about the places a guest can still find you.
Be findable: the four places that matter
1. Google Vacation Rentals: free links, but not for everyone
Google's starter guide says you can list vacation rentals on Google if you are a registered property management business with a direct booking website, or if you are already listed on a booking site that is integrated with Google. Shared rooms, partial houses and peer-to-peer rentals aren't eligible.4
Google's page for property managers adds the detail that matters for a small operator:3
- Individual homeowners aren't currently eligible, and individual homes aren't treated as businesses for these results.
- Fewer than 500 properties: Google strongly recommends connecting through one of its approved connectivity providers,13 which can connect a business regardless of size. You still need a suitable direct booking website and must be able to send pricing and availability to that provider.
- 500 or more properties, with a technical contact who can maintain price and availability feeds: eligible for direct integration. Google says integration typically takes 8 to 12 weeks after it receives the property list.
- Cost: becoming a partner is free, with no ad spend required, and referrals are free.
| You are | Your route onto Google Vacation Rentals | Where the guest books |
|---|---|---|
| An individual owner | Only through a booking site already integrated with Google | That booking site |
| A manager with fewer than 500 properties and a direct booking site | An approved connectivity provider | Your site |
| A manager with 500+ properties and a technical contact | A direct feed integration with Google | Your site |

2. Google Business Profile: for your company, not your cabin
Google's eligibility rules list rental properties such as vacation homes as ineligible for a Business Profile. Sales or leasing offices are eligible, and a business must make in-person contact with customers during its stated hours.5
So a management company with a staffed office in Gatlinburg or Blue Ridge can have a profile. Each cabin can't. That matters more than it used to. In one study of 4,000 Google AI Mode hotel searches, 79% of hotel links pointed to Google Business Profiles.14 That route is open to hotels and staffed rental offices, not to an individual vacation home (our reading).
3. One consistent, searchable name
A guest who wants to come back searches for what they remember. A distinctive property name plus the town is a search only you can win; "cabin with hot tub near Gatlinburg" is a search the big sites win (our reading, and what the visibility audit below tests).
Few hosts set this up. In our study of 10,686 top-earning Southeast US Airbnb listings, about 1 in 9 (11.6%) carried a confirmed unique property name, and about 1 in 38 (2.6%) paired that name with a city in the title.15
Use exactly the same name, address and amenity facts on your website, your OTA listings and any Google feed. Google asks site owners to make sure structured data matches the visible text on the page.6 A name in an Airbnb title is not a link, so it doesn't run into Airbnb's off-platform rules (our reading of the policy discussed below).
4. Structured data: useful, but not a shortcut
Google publishes a VacationRental markup type that can show a listing's name, photos, rating and location in search. Its documentation says the feature is for sites already connected with a Google technical account manager and with access to Hotel Center. The markup requires, among other things, a unique property identifier, coordinates to at least five decimal places, a maximum guest count and at least eight photos, including a bedroom, a bathroom and a common area.16
For AI features, Google is blunt: there is "no special schema.org structured data that you need to add," and no need for new machine-readable or AI text files.6 Standard markup that matches your visible page is still good practice. Be wary of anyone selling a special AI file as the key to being found.
What AI answers pull from
Google AI Overviews and AI Mode
Google's guidance for site owners sets out the rules:6
- A page must be indexed and eligible to show with a snippet to appear as a supporting link. There are no additional technical requirements.
- Both features may run several related searches behind the scenes ("query fan-out") and can show a wider set of links than a classic results page.
- Google's checklist: allow crawling in robots.txt and at your host or CDN, link important pages internally, keep important content available as text, support it with quality images, match structured data to visible text, and keep Business Profile and Merchant Center information current.
For a cabin website, the practical reading: if your rates, sleeping arrangements and amenities only exist inside a booking widget or a photo, a search system may not be able to read them (our reading of Google's text-content guidance).
Hotels got AI booking first
- May 15, 2026Search Engine Roundtable reported what looked like a test of direct links to official hotel websites inside AI Mode answers; it couldn't reproduce it.17
- June 5, 2026SEO Sherpa covered the test and a study of 4,000 AI Mode hotel searches in eight cities: 79% of hotel links went to Business Profiles, and OTAs got 3.6% of clicks despite 46.6% of source citations.14
- August 7, 2026Google confirmed a limited U.S. test of AI hotel booking inside AI Mode; Booking Holdings' CEO said part of its traffic already runs through it.18
- August 28, 2026Google launched hotel booking in AI Mode in the U.S. with Expedia, Booking.com, Hilton, Hotels.com, Choice, IHG, Priceline, Marriott, Wyndham and Trip.com. Partners handle the transaction, and AI Mode results aren't currently paid placements.7
OTAs Were Cited Often and Clicked Rarely
OTAs' share of source citations and of clicks in a study of 4,000 Google AI Mode hotel searches across eight cities.
Source: SEO Sherpa, June 5, 2026, summarizing a HotelRank.ai study.14 The summary doesn't define the totals behind each share, and the full study isn't published there. The same study found 79% of hotel links pointed to Google Business Profiles.
Every named partner is an OTA or a hotel chain. We found nothing showing independent vacation rentals bookable inside AI Mode yet. For a cabin owner, the routes into these answers today are your OTA listings, a Google Vacation Rentals feed through a partner if you qualify, and a website Google can index (our reading).
Other assistants
Chatbot referrals are still small. Booking Holdings' CFO said traffic from large language models is less than 1% of room nights.19 Our fact check on AI agents and direct booking covers Meta's Muse and the "agents will book direct" pitch in detail. The same basics apply there: an agent can only book what it can find, read and confirm.
Winning back past guests within Airbnb's and Vrbo's rules
Where the guest first booked decides what you're allowed to do.
Guests who booked on Airbnb
Airbnb's Off-Platform and Fee Transparency Policy prohibits, among other things:8
- asking or encouraging guests to move current, future or repeat bookings off Airbnb;
- including links that take people off Airbnb in listings or messages;
- offering or soliciting discounts to book off Airbnb;
- using guest contact information for marketing or signing guests up for contact lists;
- taking guests off Airbnb for feedback and reviews.
The policy text doesn't limit this to Airbnb's messaging tools, so a printed "book direct next time" card in the cabin looks like the encouragement it bars (our reading).
What is allowed:
- Being findable. A guest who remembers your property name and finds your website on their own isn't being solicited (our reading).
- Airbnb's direct booking link, if you're in the pilot. Airbnb's help page describes a per-listing link, "currently available to a limited number of hosts," that cuts the host fee on bookings made through it. You can share it on social media, in direct messages to friends and family, and on your own website or marketing materials. The booking stays on Airbnb with its protections; you can pass some or all of the saving to guests as a discount, which shows for 24 hours after a click.20 It's a lower-fee Airbnb booking, not a direct one. Our pilot explainer has the details.
Guests who booked on Vrbo
Vrbo's new Host Terms take effect October 29, 2026. As covered in our analysis of the 30-day rule:9, 21
Guests who booked with you directly
They're yours. If you email them, follow the FTC's CAN-SPAM rules: include a valid physical postal address, give a working way to opt out, and honor opt-outs within 10 business days.23
Measuring direct share monthly
| Metric | How to calculate | Why it matters |
|---|---|---|
| Direct share of reservations | Direct reservations ÷ all reservations | Comparable to KeyData's national 21% for professionally managed rentals in Q2 20261 |
| Direct share of net revenue | Direct revenue after card processing ÷ all revenue after channel fees and processing | Direct bookings are worth more each; this shows how much |
| Repeat share of direct | Direct bookings from past guests ÷ all direct bookings | The part of your business you can most easily grow |
| Direct source | Ask every direct guest how they found you: Google search, Google Vacation Rentals, AI assistant, past stay, referral, social | Tells you which discovery channel is working |
| Airbnb-link bookings | Tag separately if you're in the pilot | They are Airbnb bookings at a lower fee, not direct |
Compare each month with the same month last year, not with last month; seasonality swamps everything else. Part 1 of our fee-impact series shows how to work out the most you can spend to win one direct booking.
Frequently asked questions
How do I get more direct bookings for my vacation rental?
Start with guests who already know you. Give your property a distinctive name and use it, with your town, everywhere. Make sure your own site shows rates, availability and amenities as readable text, and get onto Google Vacation Rentals through an approved partner if you qualify. Then track where every direct booking came from.
Can I list my vacation rental on Google Vacation Rentals?
If you are a registered property-management business with a direct booking website, yes. Managers with fewer than 500 properties go through one of Google's approved connectivity providers; those with 500 or more can integrate directly. Individual homeowners aren't currently eligible, except through a booking site already connected to Google.
Do Google's free booking links cost anything?
Google says becoming a vacation rentals partner is free, needs no ad spend, and referrals are free. Your connectivity provider may charge for its own service.
Does my vacation rental website need special schema for AI search?
No. Google says there is no special schema.org markup or AI file required for AI Overviews or AI Mode; the page needs to be indexed and eligible for a snippet. Google's VacationRental rich results are limited to sites already working with Google's Hotel Center.
Can I ask my Airbnb guests to book directly next time?
Not under Airbnb's Off-Platform and Fee Transparency Policy, which bars asking or encouraging guests to move future or repeat bookings off Airbnb, and using their contact details for marketing. A guest who finds your site on their own is a different matter. If you're in Airbnb's direct booking link pilot, you can share that link, but the booking stays on Airbnb.
Can I offer past guests a discount for booking direct?
If the property is on Vrbo, from October 29 its terms require your Vrbo rates, discounts, fees, availability and add-ons to be at least as favorable as your own site's, so a direct-only discount is a terms risk. Reward repeat guests with service instead.
Guests Find You on Airbnb First
Most direct guests start as OTA guests, so the listing that converts on Airbnb is also your best source of future direct bookings. If you operate in the Southeast, we'll audit your Airbnb listing against your comp set and show you where you are leaving bookings on the table.
How to Read This Playbook
Where this page says "our reading," it is interpreting a rule rather than quoting it. National channel shares describe professionally managed rentals, not every host.
